Update June 22

So today we met with the plumber, who basically replaced or removed all the valves in the house so we have a better feeling of confidence when we say "when I shut this valve off, I wonder if water will come gushing through anyway?". The answer now, should be "no."

He also moved the whole house shut off valve to INSIDE the house instead of 15 feet across the crawlspace, so when or if we DO have a problem, we can actually arrest it in a timely manner. :o)

While he was under there, though, he spotted another potential problem if we had moved in without addressing it. Apparently, the washing machine drain pipe heads up hill and over the vale on its way to the main exit ramp of sewer pipe. NOT cool. Can't have drain lines backing up into the walls. Seems that may have been the source of some minor mold at the base of the washing machine area. Who knew that water doesn't flow uphill naturally? Apparently, not the plumber that plumbed that house!

So even though we're not excited about spending the money right now, we're trying to decide if now is the time to move the washer and dryer into the house after all (from the garage), thus bypassing the whole drain line heading downhill thing. One unfortunate thing we're working through is if the dryer is in the center of the house, there's a very long dryer duct that has to go somewhere, which we're not all that excited about. Rich is researching the possibility of venting up (our neighbors next door at Bedford did that), or getting an extra lint filter to ensure against lint issues. And yes, we clean our filter regularly now, so no comments from the peanut gallery.

Rich would also have to beef up the floor under the washing machine. As a commission for a short sale listing, I accepted a 3 year old front load washing machine, which is HEAVY and puts more load, downward, on the floor. So we're processing through that as well.

Since the house was without plumbing most of the day, I tried to do non-dirty things, like count outlets, switches, switch plates, floor registers, etc. I finally got bored with that and started cutting in with paint in our office. Did you know that warm, sandy beige looks pink next to yellow? Kind of like when we re-painted my bedroom growing up from yellow to gray and the gray looked purple against the yellow. Kinda like that. I just hope Rich doesn't hate it once the walls are entirely painted. Right now, I'm bettin' he'll dislike a great deal.

Got the faucet and kitchen sink today in the mail. Cabinets have shipped!! Got our 10% off everything in the store at Lowe's coupon. Waiting on my gift card I ordered for myself for 5% off (Realtor special), so hopefully we'll be doing a 15% off run at Lowes in the coming days.

It's looking better and better!

Not much else to write about. Kind of a slow day, except for the monkey-wrench in the laundry area thing. If we want to change our plans, we'll have to act fast because our plumber is heading out of town on vacation next week. Fun!
